
Costing
The cash flow represents the overall costing for the development separated via an elemental breakdown. The costings have been dispersed in line with the project programme provided by the CPM team. Assumptions have been made that in order for the contractor to obtain a positive cashflow for the project duration the apartments must be sold off plan. Further investigation would be required as to whether an off plan sales strategy would be feasible for the project. As you can see the overall outcome of the cashflow is negative (-£247,218.75) by the end of the development programme, however the plan envisaged by the real estate consultant to rent the commercial space going forward should ensure a positive financial outcome for the developer in the future.
