Client Profile

The client in question is KID (Kelham Island Developments) who focus specifically on land/properties which offer opportunities to build mix use properties. KID have links to an international developer who are keen to invest in the Westpack Gate area. The developer is keen to see an output which is sustainable, meets local objectives and that stands out as an exemplar project.

Very little information has been provided about the client, so assumptions have been made in order to carry out this feasibility study. The order of prioritisation in terms of time, cost and quality is as follows. The first priority for the client is cost. Private sector clients will aim to obtain as much margin as possible. They will look to facilitate a project which yields the highest return.

The second highest priority is time. The client will look to minimise the project timescales as prolonged construction phases often lead to higher costs which minimises return. This leaves the latter priority as quality. It has been assumed that the overall quality of the end product does not need to be to a high standard as this would not suit the local aesthetic. As this is the case, the preferred procurement option is design and build.

The site in question is situated in Kelham Island which is a small neighbourhood in Sheffield. The manmade island was formed in the 1100’s and has undergone significant transformation over the years and has now quickly become one of the most exciting parts of the city. The area is well known for its industrial activity but over the passed 20 years or so the area has gained a district charm offering bars, restaurants, residential living spaces, microbreweries and art galleries, however these spaces have been developed in a way that in-keeps with the heritage of the site.
