Flood Risks and Defences
The development site is situated inside the Kelham Island Industrial Conservation Area which is close to the City Centre alongside the River Don and at the heart of the Don Valley. It is in the relatively low lying flood plain of the River Don, which places the site in Flood Zone 3. There is 1-3% chance of flooding each year.
It is important to do flood risk assessment for planning application. More details on the assessment can be found here.
Flood Defences
Opening Defence
Keeping the ground floor empty and using it as a parking lot used will prevent or control the potential negative effects of flood waters.
Sewage Defence
Non-Return Valves to existing sewage outlets; Non-Return Valves to new inspection hatches; bespoke Sealed Manhole Covers; WC Pan Seals
